The Opportunity We are seeking an experienced Operations Manager to serve as the central point of connection across our three Brisbane building sites. This role involves overseeing the entire network, identifying cross-site patterns, ensuring site leader alignment, and facilitating information flow to both executive leadership and on-the-ground teams. You will manage two Residence Managers, take ownership of your own site, and act as an operational buffer for the Head of Operations, addressing complexities before they require executive attention. This position is ideal for individuals who consistently present solutions.

What You'll Do

• Manage the operational performance of the Student One site network as a unified portfolio, ensuring consistent standards across all three sites.
• Maintain real-time awareness of operational health, proactively identifying and mitigating risks.
• Lead, coach, and develop two Residence Managers, fostering a high-performing leadership team with strong site ownership.
• Translate site-level data into clear, executive-ready reports and actionable insights.
• Drive consistency in processes, standards, and culture across sites to ensure uniform resident experiences.
• Oversee portfolio-level risk management and WHS compliance for all sites.
• Contribute to operational strategy, policy development, and business performance outcomes.

What You'll Bring

• A minimum of 5–7 years in an operational management role with multi-site or portfolio-level responsibility.
• Demonstrated experience leading and developing other leaders, including holding site or department managers accountable.
• A systems-thinking approach, capable of identifying patterns beyond individual incidents.
• Strong knowledge of WHS in a residential, hospitality, or property setting.
• Experience managing operational budgets and contributing to financial reporting.
• A tertiary qualification in Business (Management), Hospitality, Property, or equivalent experience.

Bonus points if you have:

• Experience in PSBA, co-living, or residential property.
• Familiarity with StarRez or Employment Hero.
• Exposure to process improvement frameworks.
