Our client, a respected architectural practice with a focused client-side project management division, specialises in delivering high-end residential projects throughout Sydney. Their portfolio encompasses luxury custom homes, duplexes, townhouses, and architecturally designed residential developments.
Due to ongoing expansion, they are seeking a Contract Administrator / Assistant Project Manager to join their collaborative team. This role presents a significant opportunity for an individual with residential construction experience who is adept at contract administration, project coordination, and client communication, and is keen to establish a long-term career in client-side project management. Working in close partnership with an experienced Project Manager, you will gain comprehensive exposure to all facets of project delivery and provide support throughout the construction phase.
About the Role You will be instrumental in coordinating luxury residential projects during their construction phase, serving as the primary conduit between clients, builders, consultants, and the design team. This is not a traditional builder-side site management position. Instead, your focus will be on representing the client's and architect's interests, ensuring projects adhere to contractual obligations, approved documentation, and the original design intent.
Key Responsibilities
- Assist with contract administration throughout the construction phase.
- Coordinate builder tender processes in line with established procedures.
- Review progress claims and contribute to payment assessments.
- Assist in the review of variations and Extension of Time (EOT) requests.
- Coordinate Requests for Information (RFIs) and design-related queries between builders and consultants.
- Attend client meetings, site meetings, and project coordination meetings.
- Maintain project records, meeting minutes, and construction documentation.
- Monitor project progress and assist with programme tracking.
- Liaise with clients, builders, architects, and consultants throughout the project lifecycle.
- Help ensure projects are delivered in accordance with approved drawings, specifications, and design intent.
About You To be successful in this role, you will possess:
- Approximately 1-2 years of Australian residential construction experience.
- Experience as a Contract Administrator, Assistant Project Manager, or in a similar project coordination capacity.
- A good understanding of residential construction contracts and project delivery processes.
- Exposure to progress claims, variations, and Extension of Time (EOT) assessments.
- Strong organisational skills with excellent attention to detail.
- Confident communication and stakeholder management abilities.
- A proactive attitude and a willingness to learn.
- Experience using Microsoft Project or Procore is preferred.
- A current Australian driver’s licence.
