About the Opportunity

We are seeking an experienced and practically involved Operations Lead to manage a significant facility maintenance contract. This contract encompasses roof and gutter cleaning services across more than 300 sites within the Perth metropolitan area. This position is part of our Contract Services team and reports to the Operations Manager (Contract Services Team – WA). The Operations Lead plays a vital role in ensuring the consistent delivery of high-quality, compliant services across our entire site portfolio, which primarily serves government and commercial assets.

You will lead a team of approximately 16 internal trade technicians, comprising Roof Plumbers and Gutter Cleaners, and also oversee a scheduling and administration team. The scope of work extends beyond reactive and planned maintenance to include associated defect rectification and roofing upgrade/quoted works up to $100k, with larger projects referred to our Project Department. Your daily responsibilities will include managing all operations under this contract, ensuring efficient job scheduling, accurate quoting, completion to a high standard, and timely, budget-conscious delivery.

Your Responsibilities

  • Lead and manage a team of approximately 12 trade technicians (Roof Plumbers and Gutter Cleaners) throughout the Perth metropolitan area.
  • Oversee a scheduling and administration team of approximately 3 staff, ensuring efficient work planning and coordination.
  • Manage the delivery of reactive and planned maintenance works, along with associated defect rectification and roofing upgrade/quoted works up to $100k, across over 300 government and commercial sites.
  • Prepare and provide accurate quotes for defect and upgrade works, escalating larger projects to the Project Department as necessary.
  • Monitor job scheduling, technician allocation, and site coverage to ensure consistent achievement of contract KPIs and response times.
  • Resolve escalated operational, scheduling, and resourcing issues as they arise.
  • Foster a strong safety culture within the team, strictly enforcing AWB's 100% attachment policy at all times and prioritising the wellbeing of your team members.
  • Maintain robust working relationships with the client and key stakeholders, ensuring high levels of client satisfaction.
  • Monitor contract performance, including work quality, compliance, and cost control.
  • Ensure all works are completed in accordance with safety standards and company policies.
  • Utilise AWB company systems, including Simpro Maintenance Planner and our Desk Ticketing System, for scheduling, reporting, and administrative oversight.
  • Identify opportunities for workflow, rostering, and communication improvements between field teams and the admin/scheduling function, including supporting the integration of AI and other advancements into our systems and practices.
  • Provide regular reports on contract performance to senior management.

Requirements

  • Essential:
  • Demonstrated experience leading or supervising trade teams, with a preference for experience in roofing, gutter, or general facility maintenance.
  • Experience managing or coordinating maintenance works across multiple sites.
  • Strong people management skills, with the capacity to lead both trade staff and office-based scheduling/admin teams.
  • A strong safety focus, with a proven ability to drive and embed a positive safety culture within a team.
  • Good business development and customer service skills.
  • Experience working in complex, live operational environments such as prisons, airports, train stations, or similar high-security/high-compliance sites.
  • A critical thinker and effective communicator, comfortable working towards and reporting on KPIs.
  • Ability to quote work, including roofing defect and upgrade jobs.
  • Openness to and engagement with using and improving business systems, including a willingness to support the integration of AI into workflows.
  • Current Driver's License and National Police Check.
  • A thorough understanding of safety requirements pertinent to roofing and facility maintenance work.
  • Confidence in using mobile devices, scheduling software, and company systems for job management and reporting.
  • Preferred:
  • A background in roof plumbing, gutter maintenance, or a related trade.
  • Experience working on government or commercial maintenance contracts.
  • Experience managing contracts at scale (multi-site, high job volume).
  • Experience using Simpro or similar maintenance/job management software.
  • Current Working at Heights certificate.
  • White Card.
