Project Manager BSMS Security

Location: Lane Cove West Salary: $130,000 – $160,000 per year Work Type: Full-time Work Model: Onsite

BSMS Security is a NSW-based Tier 1 electronic security integrator. We deliver complex, integrated systems for significant commercial and government clients throughout Sydney and the Hunter region. As our project portfolio expands, we are seeking to strengthen our senior delivery leadership.

The Role This position offers genuine ownership. From the handover from sales to operations, through to commissioning, client acceptance, and the close-out of the defects liability period, you will be the accountable leader – commercially, technically, and operationally. Your responsibilities will include protecting and growing margin, ensuring delivery is conducted with integrity and is well-documented, and uplifting the Project Managers and Senior Site Managers within the team.

What You'll Do

• Manage project financials within SimPRO from start to finish, including budget versus actuals, monthly claims, forecast/cost-to-complete, and margin protection.
• Administer contracts, specifications, drawings, RFIs, variations, and EOTs to safeguard BSMS's commercial interests.
• Assure the engineered solution for access control, intrusion detection, intercom, and CCTV/VMS, including head-end configuration and integrations with systems such as lifts, BMS, and other building services.
• Drive programme delivery through two-week lookaheads, active site engagement, managing labour against plan, identifying critical paths, and overseeing commissioning windows.
• Supervise commissioning, acceptance, and witness testing, manage QA/ITP hold points, and ensure a clean, well-documented handover into service.
• Cultivate and manage client relationships at a commercial, Project Manager to Project Manager level with builders, consultants, and end clients.
• Lead and mentor Project Managers, Senior Site Managers, and technicians, and govern sub-contractors and suppliers.

What You'll Bring

• Demonstrated experience managing electronic security projects (or closely related electrical, ELV, or integrated systems) to completion as the accountable lead.
• Strong commercial and financial acumen, encompassing claims, P&L/job-cost control, forecasting, and cost-to-complete.
• A solid understanding of integrated security systems, including access control, intrusion detection, intercom, and CCTV/VMS, with knowledge of integration and head-end configuration.
• Excellent written and verbal communication skills, including the ability to produce technical and commercial reports.
• A proven track record of leading technical delivery teams and governing sub-contractors and suppliers.
• Competence in using SimPRO, or the ability to demonstrate this competency rapidly.
• A current NSW Class 2 Security Licence (SLED) and a NSW Construction White Card.

Desirable Experience

• Manufacturer accreditation or experience with Inner Range Integriti, Gallagher, Genetec, Milestone, Avigilon, Aiphone/Commend.
• Working knowledge of IP networking, storage, and licensing for security systems.
• A formal project management qualification (Cert IV/Diploma, PRINCE2, or equivalent).
• Experience on major commercial and government construction projects, including head-contract or builder environments.
